The Craze For Commercial Investment Has Seen Investors Scrambling For Land In Kisumu

With the unemployment rate standing at eight million people who are eligible for employment in Kenya, majority of Kenyans have come to the harsh reality that white collar jobs are not easy to come by anymore and therefore many youths are going the business route as a way earning a living. With more people joining the business world in Kisumu, the demand for commercial buildings have reached an unprecedented high with the demand exceeding the supply. Many investors have spotted this viable opportunity and have been rushing to occupy land in Kisumu.
Kisumu lands are up for grabs for anyone keen on engaging in any investment venture like commercial investments, rental units or even farming. However, with commercial buildings being on demand and also capable of fetching a lot of money in a short while, it has grabbed the attention of most investors. What therefore makes Kisumu land for sale suitable for commercial investment?
Most lands are freehold: Most lands in Kisumu are freehold. This means it goes at a very affordable price. It also means that the moment you buy it, you become the absolute owner. This will also be the case with the title deeds, as you’ll be issued with them immediately you finish paying for it. This is however contrary to a leasehold land, which will require some additional land rates payments. Kisumu lands also have clean documents, so you really can be sure it is a genuine land as well.
Strategic location: Kisumu is a strategic town with a lake view and an international airport. This makes it prime for any type of business to thrive. It does not matter the kind of business you may want to operate, it is suitable for whichever kind of business ranging from 5 star hotel business, a health care facility, a supermarket, a financial institution or even a learning institution.
Enhanced security: Security is paramount where there is any type of business going on. Every investor including even the small businesses, want to do business in a secure place. This is because whenever there’s insecurity, it is the businesses that are always targeted so as to be looted and vandalized.
Easier process of land acquisition: One thing with land in Kisumu is that the moment you finish its payment, it is directly transferred to you by the owner as it then belongs to you. The entire process of acquiring it is also very straight forward as you will deal with very genuine agents. Many times, many have fallen into the hands of fraudsters who in turn took off with their money.
Good infrastructure: Both transport and communication networks are up to date making business in the region more efficient and easier. This has helped to attract more people to start businesses in the region hence necessitating the need for more commercial ventures. With good infrastructure in place, land in Kisumu is set to be the next big thing in investment.

Why property value will continue to be on the increase in the near future in Kisumu real estate

Why property value will continue to be on the increase in the near future in Kisumu real estate
Property value in Kisumu real estate has so much increased. This is definitely making it hard both for the investors and the tenants. Land is an asset that appreciates. This is the same with property such as a building. When you buy and develop it, it appreciates.
Now, this is a free advice to us all. Anyone who’d want to engage in any manner of investment in Kisumu real estate will have to make an effort of starting now since it would be something different in the near future.
It beats my imagination to learn that land prices have risen since the last 4 years, to four times the rate of properties. The price of land is basically expensive. A particular piece of land for example in Milimani estate in Kisumu is today going at Ksh 100Million, an amount that has multiplied almost 20 times. Now this is the same thing happening in other parts of Kisumu. It therefore calls for investors to start investing in this sector as early as now.
Why will there be increase in the property value in kisumu real estate?
As the trend is, things are going to change very soon in this sector. The following are some of the reasons why property values will change.
First of all, Kisumu is an urban city, the third capital city of the Republic of Kenya for that matter. In five or ten years to come, Kisumu city will be like Nairobi city. Things will have changed. There will be so many developments. There are some structures that will have to be demolished so as to put new ones. Being a city, the demolition of old structures will be a necessary action so that it looks modern, and the same will also attract investors. For example, there are some old houses that are occupied by the Asians in the city. After these will have been demolished, there will be more opportunities for construction of more, which of course will be of a higher cost. It is then advisable that you invest in kisumu real estate as early as now so you’ll save much money in the future.
Another reason is the population factor. Kisumu has a very big population. Being an urban city, many people have been seen shifting from the rural areas to the urban area in search of job and business opportunities. This has made the city be flooded with people. It however presents a lot of opportunities, since there’s the need for rental houses. If this continues to be the trend in Kisumu, then investing in Kisumureal estate in the near future will be damn expensive, since many people will be fighting for their survival in the city.
Again, Kisumu being an educational center, Kisumu real estate will have no choice but to increase the price of its properties. With its 2 leading universities, namely Maseno and Great Lakes Universities, plus several middle level colleges and the national and county schools, there’ll be need for additional accommodation facilities, which will of course be at a higher cost.
This therefore is a wakeup call to anyone who’d want to invest in Kisumu real estate to take it up as soon as now and wait not for any other time.

Why many Kenyans are today losing confidence in Kenya real estate

Why many Kenyans are today losing confidence in Kenya real estate
Kenyareal estate is a sector that had been doing well ever since, until just recently when everything started going haywire. It is very unfortunate that today, so many of the Kenyans are losing the confidence they once had in this sector. It is not necessarily for any ‘poor’ reason but for the ‘expensive’ services they’re now offering.
It is evident that the lands’ prices are extremely expensive, so expensive such that even the rich cry. Their prices have today been pushed very high, far much beyond an individual buyer’s budget.
For example, according to a recent research, a plot of land in Nairobi which used to go at Ksh 30Million in 2007 is today going at Ksh 170Million. This has increased more than 50 times. This is indeed surprising, as with the existing pricing by Kenya real estate, individuals cannot be in a position to purchase the prime pieces of land. The only people who are probably able to purchase such pieces of land are those with money, who however cannot put up any other thing except residential. This has made the sector weaken, as the middle class people who are supposed to purchase such land cannot afford it any longer.
What is making Kenyans lose confidence in Kenya real estate?
As a result of this increase in the pricing, Kenyans are today losing confidence in Kenya real estate. This is due to some leading factors which are as listed below.
The land is costly
Of the two types of properties namely residential and commercial, the most expensive one is the commercial property. Commercial properties are normally situated at the Central Business District, (CBD) where business opportunities are viable. These particular properties normally include the business premises, land or even rental houses, which are in the urban centers. Their expensive prices are however to the disadvantage of both the investors as well as the tenants who may want to put up their business in the CBD.
Cost of land is determined by its proximity to social amenities
Another factor that is making the cost of land be expensive, which results to Kenyans losing confidence in Kenya real estate is the fact that the cost of most of the properties/land is determined by their proximity to the social amenities. The social amenities include health care facilities, schools, financial institutions and infrastructure among others. For instance, the proximity of a property to an infrastructure makes it easily accessible, hence makes businesses operate in a very easy and smooth way. It is just that the more it is near to any social amenity, the more its cost will be.
Having looked at the above factors, it genuinely tells why the cost of properties is on the increase. So inasmuch as Kenyans are withdrawing from investing in this sector, the cost of land or properties will never lower.

Why land for sale in Kisumu is good for investment

Why land for sale in Kisumu is good for investment
There are a good number of investment opportunities in the city of Kisumu that business people can do. Of the two types of investments, i.e. commercial investments and residential investment, an investor can decide to venture into either and still be able to prosper.
Now, about commercial investment, land for sale in Kisumu is located in the central business district, meaning it is purely for commercial purposes. Another interesting thing about the lands that are located in the central business district is their proximity to the roads, and this is one thing that is always necessary for success of any business.
There are also other reasons that justify land for sale in Kisumu as being good for investment
Some of the factors include;
·        Its proximity to the roads
This particular land, as I mentioned earlier, is situated near the roads, making it easily accessible from whichever direction. It’s proximity to the roads however makes it a little bit costly. Nevertheless, you can purchase it and still do investment in it, then sell it in the future where you’ll be able to get lots of cash. Its proximity to the roads also makes the businesses run in a smooth manner as well as enable easy transportation of goods.
·        There’s good security
Kisumu has good security, when compared to other regions in the country. There are a number of police stations in the city plus other police posts which help greatly in manning security in the region. Because of the tightened security, investors have loved putting their business here in the city.
Political stability
Kisumu’s political stability has always worked to its advantage. As it is today, many investors are forcing their way into the city as a result of the peaceful and quiet environment it is known of. This has made it possible for investors, not only from the foreign countries but also from the local communities to invest in land for sale in Kisumu.
Political instability is a factor that when not looked at keenly, can scare away investors, hence there wouldn’t be any growth or any manner of development in an area.
·        It has rich places for investments
Land for sale in Kisumu is also situated in places so rich for investments. Among the places investors can put up businesses include estates like Riat, where they put up real estate firms, Nyamasaria estate, which is suitable for any manner of investment. Another advantage with Nyamasaria is the fact that is has good road network which links it with other major town, e.g. the Kisumu-Nairobi road. Apparently, there are only few accommodation facilities in Nyamasaria. There’s only the Royal City Hotel, owned by the family of the Former Prime Minister Raila Amolo Odinga. Another estate is the Milimani estate, one of the few posh estates in the city, where investors can set up hospitality businesses as well as can also put up schools.

These therefore are some of the reasons why you need to invest in land for sale in Kisumu.

Why land for sale in Kakamega is still the place to invest

Why land for sale in Kakamega is still the place to invest
It beats my imagination to see people wandering here and there looking for places to invest yet there are so many rich regions in this country where people can invest and do well in businesses and investments. When talking about investing I do not only mean the foreign investors but the local ones as well, who today have embraced investments to the fullest, and are now at par with the foreign investors.
Now, among such rich places with vast opportunities for investments where people can put up their businesses in this country include regions like Kakamega County.
Kakamega County prides in being the home of the renowned Mumias sugar company. Apparently, the sugar cane that is planted in Kakamega, which is processed in Mumias factory, is of less quantity, such that they always have to get some from the neighboring Busia County. This is already an opportunity which an investor can grab and venture in, i.e. large scale sugar cane farming in Kakamega County, also bearing in mind the favorable climatic conditions it is characterized with.
Kakamega is also an educational center, with only one university however. Masinde Muliro University and other middle level colleges plus some known schools such as Kakamega High School and Lugulu High School are some of the learning institutions that are in this County. Firstly, an investor can introduce a number of private universities as well as some middle level colleges so as to offer such services. The introduction of such learning institutions will also create the need of having accommodation facilities, hostels, to accommodate the students who come both from within and from outside the county.
Kakamega town, the County’s capital is also an urban town with lots of activities going on. With these vast and diverse activities going on, people are seen migrating from the rural areas to the urban centre to look for business and employment opportunities. This calls for the need for more rental houses that shall be occupied with these people. An investor can then put up rental houses in the land for sale in Kakamega, which will in turn fetch him a lot of cash.
Also being a town with so many activities, investors can introduce financial institutions as well as some other micro financial associations, which can help the locals as well as the investors by loaning them so as to develop their businesses.
Investors can as well set up factories such as paper plant factories in the land for sale in Kakamega. This is due to the rich Kakamega forest in Kakamega which can be used to produce papers, which also can be a great income-earner to the investor.
So these are some of the reasons I started by saying that Kakamega is still the place to invest. You also can invest today and reap loads of profit.
